If you've used BatchLeads before, you know that our property search allows you to locate properties by city, county, or even with our boundary tool. Now, we’ve added a new feature that lets you search by APN (Assessor's Parcel Number) – and it's a total game-changer.
Search by APN for Greater Precision
With the new APN search feature, you can now easily identify specific land parcels, vacant lots, or unique property divisions that may not surface in a standard location-based search. Here’s how it works:
Open your BatchLeads account and navigate to the Property Search tab.
Click on the Location dropdown.
Select APN to switch to parcel number search.
Enter the APN you're targeting and hit Enter.
If there are multiple results across different markets, you can refine your search further by specifying the county and state. This feature is particularly useful for pinpointing unique parcels or undeveloped lots with unparalleled accuracy.

Let’s walk through a quick example:
Input a specific APN number.
Press Enter to see the precise parcel pulled up.
If needed, narrow the results by adding the county and state to focus on your desired location.
This enhanced functionality helps you find hidden opportunities in seconds, whether you're identifying vacant lots for new development or tracking down hard-to-find property divisions.
Unlock Larger Deals with the Parcel Count Filter
Another powerful tool is the Parcel Count filter, which helps you identify properties with multiple parcels. Here’s how to use it:
Return to the Location dropdown and select a target area (e.g., Phoenix, Arizona).
Once the search results load, navigate to All Filters.
Scroll down to Property Characteristics and find Parcel Count.
Set your desired parcel range (e.g., a minimum of five APNs).
By using this filter, you can identify larger deals and redevelopment opportunities that other investors might overlook. Once applied, simply review the results to find multi-parcel properties.
Explore Parcel Details for Deeper Insights
When you find a promising property, dive deeper by clicking on an address to view the parcel breakdown. Each property with multiple parcels will display all associated APNs. By clicking on an individual APN, you can open a new tab with additional property information.
Once you’ve identified the properties that meet your criteria, save them to your BatchLeads account. Use the Select and Save option to capture these properties and gain access to comprehensive owner contact information.
