How to Start an SMS Campaign - Best Practices

This guide will show you the best practices for creating an initial SMS campaign from "My Lists" in your menu. The video below will show you how to List Stack and create a campaign. Make sure you have completed steps 1 and 2 before you try to start texting! If you have a list you'd like to text but don't have room in your database to upload them, see THIS guide instead.

1. Integrate your account with your chosen third-party vendor (Twilio, Plivo, Signalwire, etc.)

This is REQUIRED and must be completed first.

3. List Stacking ( Not required but highly recommended )

List stacking is when you have multiple categories in your account (preforeclosures, high equity, absentee owners etc.) and use BatchLeads filters to cross reference your lists and/or tags to find addresses on multiple lists which will help you target the most motivated sellers.

In the example below, the user opened "filters" at the top of the screen and changed the "list count" bar to 3-18. This means they're looking for addresses on 3 or more of the lists they have in their account. (You can use the "tag count" instead depending on how you've organized your properties. They also added a "conditional filter" to find properties in their account within a specific city (or market). This will allow them to pull up properties in a specific area so they aren't texting people in other markets within the campaign they set up.

Be sure to look closely at the other filters available if there is something else you'd like to pull up - Another great filter to use in this scenario is the "skip traced" which will help you pull up properties you have or have not yet skip traced (skip tracing is when you use your wallet balance to obtain property owner's contact information so you can text and call them)

After filtering, you'll be able to see the total results at the very bottom of the page and you can view the list ad tag count to the right of each of address ( highlighted in the image below ). You can click on an address here and go to "lists/tags" if you'd like to see what lists it appears on.

Tip: You can also use your quick filters across the bottom to find a specific category in what you're currently viewing in your account. BatchLeads will always break your properties up for you that you can click and basically add on to the filters you previously set. For example, the user has already set a filter to find properties in their account on 3+ lists that are in the city of Phoenix. At the bottom of the page it breaks it up even more and maybe they click the "tired landlords" quick filter to focus on an additional category.

4. Skip Tracing

Once you've finished list stacking and filtering the properties you'd like to include in your SMS campaign, click "select" near the top left hand corner and choose the amount, then click "actions". If you haven't skip traced your properties yet, click "skip trace" (shown in image below).

If you HAVE ALREADY skip traced the properties, you can click "add to campaign" then "SMS".

If you're skip tracing the list, name your file and assign it to a list and/or tag if you'd like. In the example below, the user placed a tag labeled "tired landlords 3+ lists SMS 6/17/22" as they are planning on texting this group of contacts once they've been skip traced and it will make it super easy to find later while waiting for the skip trace to process.

It will give you an estimated cost before you click "skip trace" at the bottom. (BatchLeads will never charge you for duplicated skip traces of properties that don't come back with contact information)

Go to "Skip Trace" in the menu to see the status of your skip traced file and see your total cost and savings! Once it's completed (indicated with a blue check mark) Go back to "My Lists" to start the campaign.

5. Create the Campaign

Go back to "properties" in the menu and open your filters to pull up the list you just finished skip tracing (this is why it's best to assign a tag when initiating the skip trace). In the example below, the user previously tagged this list when they skip traced it so that when the results were completed, they can easily find it again. click "apply filter".

Once the desired skip traced properties are visible, click "select properties" and choose the amount you'd like to include in your campaign. Click actions once selected, then "add to campaign" and "SMS".

Choose whether you'll be adding to an existing campaign or a new one and name the campaign, choose your market (the phone numbers you'll be using to text with from SMS settings). the time zone of where you'll be texting INTO and any webhook or podio integration. Choose if you'd like to give any users access and if you'd like the system to scrub the national do not call list. Once finished, click "save changes".

TIP: TAG THE LIST

Choose if you'd like to add a tag next. We recommend saving it under a tag like "texted" or "SMS" so you can avoid texting the same people in the future and make sure you keep record of the date you texted the list. This will help you completely eliminate texting these people again in the future and allow you to track how many times you've marketed to someone!

You should be able to see your contact uploading near the bottom of the screen (not shown in image below). Wait for them to upload and choose the template you've created to connect the messages you'll be sending. You'll be able to see who you're about to text with what message and all you have to do is keep your mouse on the "send" button and keep on clicking!!
